The City of Henderson announced recently that the development code has been updated to allow office professional uses in store front spaces and ground floor buildings along Water Street. This update is in response to an overwhelming number of requests from business owners who wanted to relocate to the historic Water Street District.
One benefit of relocating to Water Street is that the business district is located in a redevelopment area and is eligible for a number of incentives. The City offers many programs such as façade improvement loan-to-grants, sign grants, and tenant improvements grants, in addition to bonus incentives for the use of green initiatives.
Office professional uses that are now eligible under the updated code include architectural, engineering, interior design, graphic design, real estate, insurance, investment and legal offices. All other business and professional office uses may be permitted on the ground floor of a building, if approved by a conditional use
